Most landlords prefer to use a Property Manager as they provide professional assistance, reduce your workload and help to maximise the potential of your rental properties. A property manager ensures your property is always well-managed and that the tenants are satisfied. 

This typically ranges from 6 months to 1 year, more often than not it is 1 year. The landlord and tenant agree to a specific duration for the tenancy. 

The frequency of property inspections can vary depending on several factors, however usually an initial inspection will be conducted by us prior to a tenant moving in, routine inspections will be undertaken by us 3 months into a new tenancy, then ongoing every 6 months, and an exit inspection is conducted at the end of a tenant’s lease. 

We will advise you of this so you’re aware and would then issue a formal rent arrears notice to the tenant and undertake any negotiations required until the issue is resolved. 

This depends on which state you are located in, but generally landlords are allowed to increase the rent every 12 months. 

The tenant advises us of the maintenance requirement, and we arrange an approved supplier to go and fix it. As per the agreement we would have with a landlord, we can approve anything under $500, however should a particular repair look to cost over $500, this will be sent to you for consideration and approval. 

Tenants are allowed to have pets in rental properties, but there may be certain conditions that need to be met and tenants must obtain the landlord’s consent. Landlords have the right to refuse permission or set specific conditions regarding pet ownership.
